Immerse yourself in our state-of-the-art home movie theater, perfect for cozy nights in. Dim the lights, grab some popcorn, and enjoy your favorite films on our large, high-definition screen with surround sound.

Keep the fun going in our dedicated game room, loaded with various board games and a pool table to keep all ages entertained. Challenge your friends to a friendly competition and create memories that will last a lifetime!

Feast your eyes (and your taste buds!) in our spacious, fully-equipped kitchen. With ample counter space, modern appliances, and a large dining table, you can whip up delicious meals and dine in style.

Our home also features convenient parking facilities, so there's no need to worry about street parking.

Now, let's talk about the location. Our home sits near the banks of the serene Pedernales River. Please note that while the water levels are historically low currently, the views remain breathtaking and there's still access to the water, just a short walk away from the house. If you're a fan of beautiful sunsets, you'll be mesmerized as the sun dips below the horizon, casting gorgeous colors across the sky and over the river.

While the water levels may not be at their peak, the photos on our listing give you an accurate representation of the current condition, as they were recently updated.

Guest access

You will have access to the entire home with the exception of a few interior closets and a few walkways outside that may be dangerous for young guests. We have clearly marked these areas.

Additional notes

Please be aware that the home is on a localized septic system and well. There is limited water pressure and you may experience some loss of water during the middle of the night if the sprinklers are running at the same time. The sprinklers run one to two times a week in the very early hours of the morning so it is not expected to be an issue, however, it is a limitation of being on a well.

House Rules

Barge/Dock area is off limits due to the low water levels and steep gangway

No cars on gravel road, but can walk to the water either on the road or steps from the backyard.

BBQ electronic lighter inoperative. Use the lighter provided to light burner by placing flame in 2nd small slot on the cooking grill.

Downstairs TV: Use Roku remote to turn TV on and navigate apps. Only subscription I have is YouTube TV

Master bedroom TV: Same as downstairs TV

Theater: Use the universal remote to individually turn on/off the amplifier and projector and to navigate Roku. See detailed instructions in the theater on how to operate the remote.

Fireplace is turned on/off via a remote. Flame height is not adjustable.

All ceiling fans are turned on/off via wall switch. Do not change speeds.

Please leave washer door open after use to prevent mold developing

Thermostat ranges are: cooling day 74 - night 72; heating day 70 - night 68.
( they will automatically go back to these ranges if changed manually)

Please be aware of any running toilets. If left unchecked, the water reservoir will eventually be depleted.

House is on a septic system. Please do not flush any paper products except the toilet paper provided. Do not put large amounts of food into the garbage disposal. Also no rice or fruit peels.

No smoking inside the property

No loud music or parties

No additional guests beyond those booked

No pets are allowed (service animals are of course welcome)

Use all equipment and facilities responsibly

Please do not move furnishings

Report any issues or damage promptly
